I don't like buying anything relatively recent, be it 5 years or 10 years, for similar reasons. You never know what corrners the previous owners cut. If you're in the market for a brand-new house, you might as well build it yourself. Of course, in certain markets (yay, LA!) doing so is ridiculously expensive and requires a lot of patience for negotiating through bureaucratic red tape.
